I'll give you an example, I live in a condo personally, and after my 1st year they raised my fee by $50 per month, gave me a $6 000 special assessment for a new roof/siding that needed repaid over 3 years, and they just now stopped allowing anyone from renting their units.

Hi guys, I'm a new investor looking to acquire  some knowledge on how to value an 8 unit  property I found,  the property is on 2 titles with 2 buildings on each title, and each building has 2 units one up one down, 4 buildings and 8 units total, so they are not really classified as commercial so I can't base my numbers on NOI and cap rate.it's not very easy to find comparable units in the town, because it seems to be the only one like this. it has great potential and does need a lot of work, but it would cash flow very well, the rents are well below market.would it be a fair assessment to use last years tax assessment of the properties as a starting point to run my numbers to come up with an offer price?

I also get first, last and a security deposit equal to one or two months rent depending on how I assess their risk.

Today I received a $50 “zero tolerance fee and civil administrative assessment fee” for....Putting trash cans out more than 2 hours before sunset the day before trash collection...Because sunset is at 8pm these days that means if you come home from work and put your trash cans out at 5:30, $50 fine for you, no First time warning, no notice of violation, just an invoice.

I have a feeling the external vent pipe is not properly installed (perhaps too curvy or pinched) regardless I want to see a professional who can help with lint cleaning as well as assess if the external vent pipe is properly installed.Whom should I reach out?
