@Angelou Masters that's actually one of my reasons i'm considering selling, this area has become so anti landlord that they are putting small-time/independent landlords at risk. 

Shulammite,Just be mindful of all the anti-LL laws in NY especially after new legislation that passed in 2019.

I used that to buy an investment proeperty/house-hack, but if I was in NYC, I might have instead used that first $20K as a buffer to live off of while pursuing another income opportunity that offered a real chance for scale, or I would have used it to move out of such an expensive place to an area where I had a greater likelihood of pursuing financial freedom.Financial freedom can be a herculean task, pursued from the eyes of someone living in NYC, but to me living in a less expensive city, financial freedom is just $3,000 to $5,000 per month in passive income, or 5-10 solid properties.

We haven't established numbers for the various tasks outside and other details really.Thoughts??

It's a detailed excel spreadsheet along with an annex with diagrammed photos.I realize that a contractor won't be able to give a final estimate without seeing the property, but I am essentially wanting to get a rough estimate of what labor (not material costs) would be for tasks like laying hardwood, etc.

Granted, I've only used them a few hundred times over the past 40+ years... but I can't see what an attendant would be tasked to do.

When have a property close by, it will be all too easy to assume on all the various action tasks.

I felt with the anti eviction law, the tenants were not scared.

First NJ messed up with anti-eviction **** and then now this rent leveling that my tenant somehow caught up from somewhere.Rent levelling applies for old building and multi unit families apparently.
