So you can use the seller financing to get in, put in some additional rehab funds to force the appreciation, and then refinance out once the property is stabilized. 

But I'd love to get insights from people in the business now!

I'd suggest for an early insight to know who's-who int his regard, look at listing agents % of transactions sold off-market.

As a realtor I have access to tools that give me insights on the plat of land, then with that information I can call the cities planning and development boards to verify zone restrictions or use case for that property.
