I think it's a great way to kickstart your investing career, but speaking from experience, it can be very stressful and uncomfortable to come home and see them every day.

Speaking as one who went the 15 year/negative cash flow route, it can be very tough and there are sacrifices I have made as a result.

Go to your local credit union and ask to speak with the manager or small business specialist.

Speaking with a few real estate agents, is especially prevalent in more speculative neighborhoods, such as around Broadway Junction and South Bronx.

I can speak with a few EXIT agents that I know of and see if they can refer you to an agent that knows the area well.

I don't think it will have much effect on residential, but generally speaking it's a city headed in a decent direction. 

Of course this is how it has worked on the deals that I have made so I can't speak about what your lender's policy will be.

for free waltz into the planning department and speak with a planner... either over the counter or if they will set an appointment... this will give you a heads up on what is permissible use... once you think its still doable.. then go see a good land planning firm that may also have a civil with it.
