When I called Allstate and asked them to transfer the property to the LLC, they are saying that AllState policies does not allow a business to be listed as the owner of the policy.

I can’t speak on behalf of a short term rental, but for a straight rental, you’re probably better off filling it in IMO.I had a house with a pool in an c+ area and after considering it will probably just invite parties, etc. plus the liability I had it filled in.

Keep the agents list and the investor lists separate and you should have another good out for your deals.I've also worked with builders in the past, sometimes some of the smaller builders will flip houses as well if they can slot and ADU somewhere on the lot.Best of luck!

It's tough to recommend without sitting down and talking to you to determine what your goals are.What I would suggest is just buying an occupied or vacant house that doesn't need reno or minor reno, then either have a realtor rent it out for you and you take over day to day management, or you can put PM in place.

I’d like to put a primary mortgage on it during renovation (once livable) to get the 12 month rental clock rolling.I know that I must live in this house the “majority of the year”.
