Looks to me like you would get about $715/mo or $120/door cash flow and a cash on cash on 15%, so looks like its worth an honest peek at buying it to me.

When I apply an honest 50% rule, the monthly NOI on 3 doors is $188 ($62 each) and it would take 92 months to recover my cash.

Kevin,A 7 unit is a tougher sell.It's just over the 5 unit threshold but not many lenders like to play int hat space because of the small fees they make.When you go up in unit size and price more lenders are in the marketplace for multifamily.What was your 7 unit priced at per door??

Jeff: not sure if the dryer was electric I don't think it was gas.It appears the alarm system did not go off to warn of fire only when fire dept broke open the doors.

IMO, what makes those houses look better without knocking them down, especially 1950-1970s houses in CA, is upgrades in windows, doors, and exterior hardscapes.
