You traded rent money for discomfort, and now the renter wants to haggle you for the amount.If it were mine I would have not traded discomfort for money, I want the money, and want to provide a "pleasant" Rental Experience as much as possible.Given that, I would have had a working window A/C installed as soon as possible after learning that the the existing one could not be fixed within a few hours.I would have picked one up from Home Depot that was less than 15 amps and provided a lot of cooling power--just one--but one that worked.As far as the repair, I would have updated the customer (renter) on the repair status as things changed.I would not have cut the rent--even if it was the cheaper way to go.

Well, since you delegate dishwashing to your dishwasher, clothes washing to your clothes washer, feather waving to your air conditioner, transportation to your car, hauling ice to your refrigerator, cutting your lawn to your gardener, growing your food to your grocery store, shearing your sheep & weaving your clothes to the clothing store, and so on, it seems to me that you don’t have anything to do with your time already.

Sure, more homes sell Q2-Q3, including more high-end and low-end, so there will be more comps from that time period to pull from compared to another Q.The algo does not see quality (images/videos/home depot special vs custom builder), but it doesn't matter because during each plotted time-frame, the high $/sf & Close Prices = renovated homes, and the low $/sf & Close Prices = as-is distressed homes, for your entered City/Zip.
