In the very least, get a title search done, with a commitment, record a memorandum of contract of whatever you end up entering into to protect yourself from seller placing any other debt against the property or selling from under your.

other than 3rd party expsenses and EM  have you paid the lender a app  fee or commitment fee or anything of that nature.. or just the apprasial and inspection ? 

We have the opportunity to buy cash flowing multifamily properties in a highly appreciating area, Washington State, but then struggle to commit to a 4 plex or smaller or if we should just dive into 7+ unit complexes.

Have to commit a lot more investment up front and in larger and not incremental segments like surface parking.I would look at doing Contractor bays for Electricians, Plumbers, HVAC up front.

Before I committed to getting into real estate investing, I didn't think it was very well known.

Plus, my ratio of [leads] to [time I have to analyze leads] is way too low… I feel like I’m not actually doing the work that finds me deals.I’ve heard about all these different ways to get leads and I’m gung-ho for trying them - but I just thought I’d pose the question to the community before I commit to following a bad system for months on end – why find out the hard way that I chose a poor system when people already know what works, right??
