Your lawyers wont even be able to deflect the matter to the manufacturer at that point. 

The down side is you suffer quite a lot, though learn immensely, in the process.

Few of the people that I have to initially flip it too are not RE investors but they suffer from FOMO (fear of missing out). 

Sure they do have upside and wont be a bad investment necessarily, lower class tenants usually don't have anywhere to go when a pandemic hits.

Nathan,It just sounds to me like you're just suffering from a little buyer's remorse.

I can understand if the tenant is suffering from hardship but when I spoke with them last week there seems to be no inclination to pay - not even the 25% rent.

But they wont look the best on paper. so see number 1. risk reward..

We plan to add a cabin to and rent it out as a mini “vacation” spot but the process of adding a cabin wont start until spring of 2021 if not later!
