If you find a tenant, usually they'll sign an annual contract, so you have to deal with a vacant property next year during the winter if that tenant doesn't renew.2- Higher vacancy during cold weather means a higher gas bill to keep the house warm enough to protect the pipes. 

I always tell my investors if you REALLY wanna know a street, go on the first of the month on a warm friday evening, you will see what a neighborhood is all about.

@Charlie MacPherson thank you I appreciate your your warm welcome finding local meet up groups is exactly what I need.

When I checked out the basement I found that a window had completely fallen out of place and all of the wind/cold air was blowing in (not sure how long this has been out) but I quickly replaced it and have used space heaters to keep the basement warm.
