I took a look at QuickBooks but before starting a monthly subscription I wanted to scan the community to see what has worked best for you guys/gals!

Once you pick out a strategy or know the stage of investing you are at, then scan the BP podcast list (for that state or strategy; househack; single family;first investment;first multifamily; first commercial +5units, first syndication, raw land; short term rental, BRRR, Fix and Flip, Wholesale, Buy and Hold etc. ) and listen to the interview.   

I teach a course on this but do the most obvious things that make it different from any pics on the mls.ie. paint, cabs, counters, flooring, hardware upgrades, smell good, daylight bulbs in lights, etc... make a list of all upgrades, have your preferred comps in package, talk nice, schedule appraisal mid morning, not on a rainy day, etc..

I’d put the pic of the bed as the main photo.

I'm thinking maybe you could post some actual deals you've closed, with the details, pics, etc., and tell a little about the area.

They can go to any 7-11, scan the barcode and pay rent in cash there.
