But there are obvious issues that might arise from serving in a dual role: the need for a retainer agreement, the need to fully disclose to the client which hat you are wearing and when, conflicts of interest, restrictions on attorney advertising, etc.I myself am not asking for legal advice, just for someone with relevant experience to point me in the right direction, either through a post or over the phone.Thanks,Clark

@Tracy Cummins  You need to be prepared in the event that they refuse to leave at the end of the lease - especially if the COVID eviction moratorium restriction is still in place where you are. 

There is always the one-off big party that spoils it and hence the City are restricting these in certain areas.

Hi Kristin, in person meet ups have been difficult due to COVID restrictions. 

I think it's worse in places like LA or Portland, where the rent control laws were restrictive under the best of times. 

Additionally, the courts have deemed the moratorium unlawful, so you will see these restrictions lifting soon. 

I am mostly aware of the work that needs to be undertaken for any given area in terms of zoning, deed restrictions, IRC, etc.For business plan purposes, I am needing paid, professional assistance to provide high-level descriptions of required elements, along with cost estimates for the development of infrastructure and site planning, optimized for efficiency (house structures themselves are already designed). 

Strict short term restrictions if thats what you are interested in and very low inventory of homes for sale.

Whenever the restrictions are lifted there will be a lot of people evicted and many more that will finally realize the cash for keys deal is starting to make more sense. 

With numerous programs in place and three stimulus checks out to most people and huge amounts of extended and expanded unemployment being paid, it will be the rare tenant who was so poverty stricken they could not afford $100 for a partial rent payment on occasion even once over the past 12 months.However, if your local state, town, or judges are putting restrictions in place beyond the CDC moratorium, then that may not work, obviously.Bottom line: Get educated, act firmly, and stay in control!
