If you are looking to just not renew the resident then a "notice of non renewal" would be what you provide and no signature is required.

Lease is up 10/31 however they are local business people and have no desire to move, just continue renewing the lease.

Thank you all.I had created a ticket and indicated that he will need to report all issues right away.He has gotten very comfortable to wait until the end and then text me or call me with an urgency instead of creating tickets.That ruins my weekends needlessly and does not allow me to plan.This might be my fault, in part, because I allowed it to go on and people/tenants start to take advantage of "courtesy" as business as usual.If this behavior does not improve, I may not renew the lease.There are other good tenants out there who will be happy to have an upscale unit like mine.

This obviously leaves the risk with you that you may have to close if they do not vacate in time, but it's a hybrid solution that could work.The last option would be closing with the tenants in place, serving them an option to renew / notice of rent increase at the market rent you want, then proceeding from there.
