I have a property manager that takes care of just the leasing portion.

I'm looking for someone in the North Western portion of North Carolina who is familiar with the Millers Creek / Glendale Springs area (Wilkes County). 

I got started by "house hacking" which is a term used now-a-days for renting a portion of the place you live in, sort of like an AirBnB or maybe putting a down payment on a duplex and living in half and renting out the other half. 

However, I would need to finance a portion of the purchase as I don't have enough cash to buy them outright.

Talk to local attorney on legal aspects and documents to structure this.Occasionally the seller will be open to carry as 2nd loan for the portion of down payment

For instance - say I am only the refinancing portion away from a very successful BRRR, and all the numbers come back great - from the buy, reno, rents, even appraisal.  

The $8695 is estimated closing costs (points, origination fees, title, escrow) for the initial hard money portion. 

Within a BRRRR play and using all cash for the initial purchase, does the refi portion still depend on one's personal, day-job income level relative in some way to the amount of the loan?

Also, he called my GC about the intent of the property and claims that supposedly another resident called and complained that they weren’t allowed to make their house a duplex and rent a portion so why am I?

I'm in Sumter SC, and trying to get a pool added into the lease to protect myself, Is there any good attorney to get in contact with for this portion of my lease?
