Just like your situation many people are underwater due to the taxes.The other place you might be able to go is County Commissioners Office and/or some community advocate from City Hall to see if they would help you.

They have less than 10 branch offices and they keep all their loans in house, so they can be a lot more flexible than other banks.I called and visited 30+ banks before I started working with them, so I’m sure you can find one in your back yard.

I found a commercial property, 14k SF office building that I then purchased outright, spent a year rehabbing and renting and used the equity from that as my primary source for my 71 unit I just purchased.
