In other words, if you wait until the end of the month and realize they haven't moved out, you then have to start the eviction process which would make the time before they move out and a paying tenant moves in longer.

If so that can work in very specific red hot markets.. however experience has dictated to me over the decades that land can take a long time to sell .. many times has to be sold on contract to move it.. or if its cash you have to have the lowest price parcel of any similar ones on the market to move it timely for cash..

@Redgy Saint-Germain I'm currently in the process of a 203k loan and my mortgage officer said they would apply the left over balance to my mortgage balance as a principle payment, but the monthly payment would stay the same.
