I work mainly with California buyers and we operate on several basic tenets; mainly, transparency and communication.

Here is the layout,, Main house has 3 units and there is a stand alone cedar log cabin 920 sq ft. (4 units total - 2 separate dwellings) There is also a two level garage that is attached to the main house.

So I have a friend who, as a single mother, was forced to move from Maine to Massachusetts, a few years ago, to find work as a nurse.

I'm mainly looking at Freddie/Fannie commercial loans.

Seems too many are clinging to the VA loan program and trying to manipulate it for an investment program, when there are other up and coming mortgage options that could be a better choice for a lot of the situations2.

Are these my main options, what am I missing?

My main concern is resale, but if the numbers work well, why couldnt I do the same thing and sell the 4 units.  

I don’t feel like it will be difficult to find another bank to lend me money but since my property is under 5 units and therefore being valued based mainly on comps I’m worried I might get the same appraisal again.

These are mainly for retirees, high income earner doctor's or corp execs to park money, or owners that have sold off businesses.
