How the money is distributed at closing doesn’t change your tax situation unless you did something like a 1031 exchange where you would not actually receive any money - the money would go towards another real estate purchase - to which there are a lot of rules. all the best!

I am getting some conflicting info from different Fidelity reps so I'd like to ask real customers of Fidelity here for suggestions.

We also charge an underwriting fee which includes reviewing the entire file, cost for appraisals and credit checks etcYou also can thank your state or federal government for creating additional layers such as licensing for business loans which to me is stupid.

If you do end up selling I'm a local real estate agent and would love to assist you with the process. 

That said, assuming no tenant damage (and if it won't net you more rent) I wouldn't renovate if the tenants don't want it.I think the real question is whether the tenants are actually paying market rents.Good luck!
