However, my post was speaking more to the flaws, as evidenced above in the 2 examples given (and I have a ton of these examples) of how lenders get caught up in the minutia, and sometimes that leads to a lesser net to them in the end.

Its all about running your numbers.It sounds like your long-term goal is to have a large portfolio of rentals.Therefore, if the ARV of a property will generate a strong profit for you and the cash flow isn't great (or you can use your profits to purchase another property with better cash flow), sell it.If a property generates great cash flow for you, keep it.

Auctions can be a great lead source but you will want to shadow someone with auction experience before you dive into this strategy yourself.The best way to find off market deals in my opinion is by doing your own direct marketing.
