Yes you're still going to need 2 years of stable w2 income.However... since you were a college student and just got a job, some banks will allow that as long as you can prove that you are now working.Ask your bank if that will work for you!

Just complete one job at a time.  

So if cliff is able to do the job you are a lucky man James.  

My kids are grown, out of college and I was ready to start a 2nd career (2nd career after getting 4 kids through college; 2 out of grad school, 1 into law school and another who incidentally has the best job through undergrad). 

There are teardowns that become available occasionally, and plenty of homes that just need cosmetic work.

The rest of the job is actually pretty straight forward.
