There was a really great BP podcast a while back where they interviewed an investor who had her renters trained so she wasn’t stuck unclogging toilets and things like that.

I have experience interviewing SF property managers, but MF is different.How would you begin the conversation? 

Interview and hire a professional manager.If something isn't working quite right--review #1 and #2 above.  

I don't know about AK, but in MA if a buyer's broker shows up at this stage, the listing broker may not recognize the relationship.

That would be the first part and when you analyze enough you will easily recognize a good deal and then just pull the trigger to start.

To be honest, most CPAs use an organizer which is a document interview about your taxes.
