Hi Sam, I would highly recommend reach out to your county or city government to get accurate STR regulations before you list it on Airbnb & VRBO. 

There are times where an amendment makes more sense... let's that year had particularly high income relative to other years.

The phila.gov website says this:InsuranceYou must provide a Certificate of Insurance that includes the minimum amount:General Liability Insurance: $1,000,000 per occurrence

Check the city or PD's web site to see if they have a claim form posted.

Many property management companies have high turnover and are frequently looking to take on new hires in roles that do not require you to be licensed in the state of Minnesota.

You could turn the matter over to a collection company (including law firms that do collections on contingency), but normally, they charge a very high percentage of what they recover, and you normally have to authorize them to settle for any amount the want to.

Hey David, I would say this largely depends on how many units you have, the age of the building, and the quality of the building/neighborhood. 

You made a promise to deliver the goods/service, can you actually fulfill your promise with speed, quality and least amount of pain?
