I find it helpful to search general trend reports like these for comparing one neighborhoods general rents to another and then cross referencing this with their median sales prices.

San Francisco is ruled by tenants and the policies that politicians enforce always tend to cross the freedom of individual property owners and encourage un-heard transfer of wealth from them to tenants.

May depend on what your authorization form says; however, if the rental application asks for a forwarding address, and your authorization section provides authorization for confirming or verifying any of the information on the form, then I would ask your lawyer if that reasonably covers doing a credit check after they leave to "verify" their forwarding address by cross checking the latest addresses listed on their credit report.

@Will Green- I believe your tax adviser is referring to manufactured homes, not modular homes.

So I've read @David Greene 's book on OOS investing and have been researching markets since I finished the book about 2 months ago.

From what I understand, NYC isn't the best place for someone who is as green as I am to start.
