I make sure I am fully aware of the market in that neighborhood I then look for reasons why market rates may not work and estimate the costs to improve the property to bring it to market-that repositioning opportunity is what I am after. 

Student loans are debatable as they can be forgiven in the event of death, disability or certain employment sectors.The opportunity cost of accelerating the cheapest debt out there (your primary mortgage) can be high.

SideNote: I am saving for my first buy/hold opportunity so maybe I can add value in this way if it makes sense. 

I also want to be clear, there certainly are value add opportunities, most seem to be trading off market though so it's just a matter of being there and ready when they come up.
