My thought was to rather put this into a small LTR .

Partner and I are looking to do fix and flip deals through direct to seller.

Start small, without using the entire amount of your windfall. 

Remember, that it costs money to refi...if its a small amount of juice to squeeze, I would just run your numbers to take a look at what makes sense for you and your journey. 

I can buy a house for 25k.We just bought a DWMH with land for 6k from a motivated seller.Put that money to better use like purchasing a list of owners and doing some direct marketing.Drive for dollars in your town and look for distressed or vacant houses, MH's, Land and send the owner a letter.

We can do 15%...but I haven't seen one cash flow at that small of a down payment for a while.

Additionally Section 8 owns a ton of apartment complexes so there is aggressive competition when compared to the single family vouchers that are very commonly available to us small-time housing providers.Love to talk Toledo, again thank you for the interest!

Wholesalers will send you properties that fit your buy box, and you can work directly with them and a hard money lender to get the deal closed. 

I am looking to purchase my first multifamily investment property via seller financing and wanted to see if there is anyone who purchases deals creatively like this often or has done so in the past and wouldn't mind helping me get started in the right direction?
