@Josh Walker, it can be difficult to mesh up the gears for a construction model and an imminent 1031 especially since it's a family member and might be a related party which throws all kinds of obstacles up.They could 1031 into raw land, lots, or infill/rehab properties that you could then partner up on.

I admit this let the wind out of my sails quite a bit as I had finally got the momentum in my favor, however I fully understand that if this was an easy task everyone and there mother would be doing it, and that obstacles set the true achievers aside from the rest of the crowd.Looking forward to meeting everyone and getting involved.

The grounds will be the biggest change I think here is a pic below.It's very over grown but at 63,000 Sq ft with a 2.5 car detached garage and equestrian area in the back along with a covered shop behind the garage we will have our hands full but it will shine up nicely.
