What kind of obstacles did you face?

I have a rental that has a detached garage.  

Each unit has 2 bed rooms, one bath, a washer, dryer, and dishwasher with a detached garage.

In addition, as a wholesaler, you also need to work around the obstacles of no assignment clauses and deed restrictions, thus, you need to not only be a good negotiator, but also you need to know how to properly structure your deal.

@Josh Walker, it can be difficult to mesh up the gears for a  construction model and an imminent 1031 especially since it's a family member and might be a related party which throws all kinds of obstacles up.They could 1031 into raw land, lots, or infill/rehab properties that you could then partner up on. 

I admit this let the wind out of my sails quite a bit as I had finally got the momentum in my favor, however I fully understand that if this was an easy task everyone and there mother would be doing it, and that obstacles set the true achievers aside from the rest of the crowd.Looking forward to meeting everyone and getting involved.

@Eric C.Last one was May 4th this year I took possession of a 3 up 2 down triple detached legally suited property which was needing renovations but not really any repairs.

When it becomes reality we sometimes begin focussing on the obstacles, and not the reward.  

The grounds will be the biggest change I think here is a pic below.It's very over grown but at 63,000 Sq ft with a 2.5 car detached garage and equestrian area in the back along with a covered shop behind the garage we will have our hands full but it will shine up nicely.  

The property I am closing on is technically a SFH, but has a detached 2nd story garage apartment.
