I think we got lucky too, as our place is walking distance to the elementary school and the schools in NW Reno in general are pretty decent (I don't have any first hand knowledge on this just going off what what we are experiencing now). 

I enjoy managing my own properties but for some landlords, having a decent property manager is a good idea and the way to go.

It's a very small 850 sq ft, no basement SFH on a street of nearly identical houses in a decent neighborhood.

While it has tightened up, there are still opportunities if you have a decent network of wholesalers.
