The terms of the agreement (i.e. no payment until checkout) also seem very fishy to me as typically most vacation rentals ask for full payment in advance with no refunds if canceled less than 30 days before the rental, so I m thinking you should be paid 30 days before the rental even occurs!

Too many other states where I can get great returns and have them out in 3 to 4 weeks time for the whole process.Are you allowed there to require large security deposits or advanced fees to cover such a scenario??
