Mobile homes (with no land attached) are titled as motor vehicles in the State of Florida, so it's a completely different situation from a real estate transaction with a mortgage lien. 

On a daily basis I would compile my logs using a combination of voice memos on my phone, EZpass, time stamps from store receipts and a device called mileage ace installed in my vehicle.  

I think he likes the idea of investing, and is currently exploring real estate as a vehicle to invest, but I'm not sure what end game he hopes to achieve with this investment.

If you do not have plans to purchase more income properties, and are seeking a safe place to hoard your cash, find any other investment vehicle (bonds, mutual funds etc.) that pays more that 3-4% and you will be much farther ahead.

Came by early the next morning on my way to work and when I saw no vehicles in the back yard I went in and saw they had taken off. 

They are getting pathetically low returns on their current savings vehicles and they know I do a good job fixing up properties for rent.

If they aren't using them, they should put them in their locked trucks (it's called being adults), if items were in their vehicles, their auto insurance may cover it.

After speaking with the commercial lender, they're willing to offer the following loan vehicles with as little as 15% down payment.

You might find the prior felony conviction for possession with intent to distribute (yeah, I found that), or the prior eviction (yeah, I found that too), or the recently repossessed vehicle (yeah, it sounds like a broken record - found that too).

It goes without saying .. but consult your accountant ... but in my opinion the ability to write down your active income with this vehicle really makes it a very viable investment.
