Over the past six months I have been listening to the Bigger Pockets Podcasts and reading a couple of the books that guests recommend (Rich Dad Poor Dad, The Miracle Morning).

In the state of Florida, I was always told unless specifically shown a legal in a judgement for a property, personal judgements like credit card, car loans, gym membership judgements cannot encumber real estate.

Then renegotiate price, credits, repairs etc based on your findings before your inspection period ends. 

Both tenants have a good credit history and no previous evictions.

Has anyone used Unsecured Credit Lines or Cards on a Recent Project with success?

Credit score of 620 or above, currently employed, house under $285,000, and caught up on your taxes.

Do you have someone you have turned away due to lack of credit even if they qualified on income?

If water came up through the drains, complain to the City of Chicago about poor/malfunctioning  sewers.If water came in due to collapsed/clogged drain pipes.
