Do you advertise and show properties BEFORE a tenant moves out?

We’ll use these as visual aids in our presentations to investors, during dispo of fix and flips, and for our property managers to show prospective out-of-town tenant leads. 

We'd be open to single-family in the same areas.And because I'd be looking at it more as a long-term investment, cash flow is less of an issue for the first 5-10 years.

For example, in Mexico, you don't have to put minimum 40-60% down, interest rates are not in the 10's and you can get 20- to 30-year mortgages and you can't get any shorter actually and the right areas would fir within @Richard Foltys' criteria.
