I  would also caution if thats your only metric you could end up in some C/D areas with heavy turnover and crime/drugs/etc.

Unless something major is happening to revitalize the area (I don't believe there is) I don't think it's worth keeping.On top of that, class C/D areas should cashflow WAY more - there's much more inherent risk - so you need the extra cashflow to mitigate that risk (which is doesn't sound like you're getting)Also you have to tenant proof these areas - so my sinks and bathtubs all have grids installed where the drain is.

They have already been rejected by the larger property management companies locally so they don't want to waste their time knowing they will be rejected but are hoping a smaller player may be more flexible.

I'd add that although there are some C/D class, cheaper homes, that do see good cashflow, because of the huge growth of RTP and low inventory in the area there are also A/B class homes that see cashflow and have long term appreciation upside.
