I finally got my inherited semi detached SFH (C+ working class neighborhood) ready to rent out but the attached house sticks out like a sore thumb and I believe the tenants do it on purpose as a deterrent and intimidation factor.

Having an LLC in that state may simplify compliance with local regulations, tax filings, and property management.

If they’re “passive” investors they invest in funds/syndications where the syndicator/fund manager has “stretched” beyond all reason because the ROI in his specialty has gone below all risk return reasonableness BUT it’s his business and he doesn’t have the integrity to (temporarily) shut it down.  

And I cannot stand liars. 

I am only giving you my thoughts.Pragmatically, this is a tiny expense and I doubt anyone would ever notice.  

I would prefer something that is syndication of rental listings only vs property management software as well.Thank youJohn
