If we take the word crowdfunding out of the equation the companies are real estate financing/lending companies, and they all work with their own underwriting criteria.

In other words, net income over a year is just about the same as using it for residential rental if you account for management expense (many people self-manage and don't put a price on their time).

You use the word "first" payment, which I am inclined to think you mean the first payment to you as opposed to his first scheduled loan payment (also meaning the loan was just made).The Borrower's delinquency for the account, not just your ownership period is really what we should be talking about.
