In NJ, because of the high taxes, traditional calculators don't work as well because they also can't approximate the skyrocketing appreciation in some markets.

This deal wouldnt have allowed for an inspection, it wasnt a traditional sale, so I dont think anyone could or would have foreseen this and even if so never being it being this bad.
