I didn't even raise the price when I offered it to him, but he cut me a finders fee (which I got in a signed contract) anyway. 

At the end of it all, I will pay income tax on my net income from the full transaction.

I just received some documents to sign/initial from both my realtor and the selling realtor.

During the inspection we did not find signs of water leakage but I will be able to see more when I remove the wood tomorrow, so am not ruling that possibility out completely.  

For transactions where a TDS (Transfer Disclosure Statement) is required, I'm curious if there is anything in the code/law which states the timeline for those disclosures to be made to Buyer? 

When things look too good to be true they usually areThis, to me, is a sure sign of a approaching correction. 

No such thing as accelerating a mortgage due to loss in value on a consumer real estate transaction.

This way you'll know if there are any MAJOR repairs before you sign.
