Owner equity and owner financing is your best bet right now.  

Your best bet is PC Richards or a small mom and pop place you might have a relationship with.

If the neighborhood isn't great, 5% vacancy might be a stretch - safer to plan for something more like 10%.Do you plan to do any work on the property up-front?

I spent 5 years there with the Australian Trade Commission back in 70's.Because of the bad weather, pigeons & the ongoing IRA fireworks, we found it cheaper/safer to leave for 3 day weekends (flextime was great) for various Med destinations.

It's referred to as "boarder" income.Your better bet it to rent the whole thing out and grab a cheap apartment if you can!

And, I bet I get more cash flow out of them and better appreciation than whatever you might find in some distant land.

I'm willing to bet you are under contract for close to the value.

Making it difficult for them to enter the house and consistent annual inspections are your best bets.
