As a Realtor in Georgia I use GAR (Georgia Association of Realtors) forms that have been vetted and are updated by attorneys every year and sometimes even in the middle of the year we receive updates as well.

So if the IRS receives a 1099-INT to my EIN; how would they know it is for the tax exempt portion of the entity? 

Once you move out of that unit, you receive income from those units (at a pre-determined split).

At closing you should receive:   signed promissory noterecorded trust deed/mortgageTitle insurance policyInsurance policy (if any)Copy of Deedpayment historyOnce you get the AOM, record it with the local county.
