It should be a fairly easy process to set that up for the new tenant.

This strategy acts as a low barrier to entry to allow someone with little capital to enter the investing world, to build equity, and repeat the process to continue to build their portfolio/wealth.I would be happy to go into more detail should you ever want.

It's difficult navigating the home purchase process in general, but a lot of more difficult buying something with costly surprises you didn't plan for.

There should be a person that is a direct contact that you have been in touch with along the process to make sure you finish out the project and that you check in with on the property rehab.

I utilized (and maxed out) my credit cards to afford the materials necessary to renovate the apartments (I know bad move) therefore I cannot acquire a loan of any sort to fund the initial funds necessary to acquire a hard money or DSCR or rehab loan.

Tech companies are continuously moving here and establishing a footprint in Columbus as well.

If it was useable before (small ding) and is now destroyed, I'd take her up on her offer, but I'd also pay some of the costs as it wasn't new when she moved in. 

Really appreciate the words of wisdom and you sharing the challenges others have faced so I can learn from their experiences.I'm probably putting the cart before the horse here given I still have a lot of educating myself to do, especially across market analyses to lock in my strategy, until I feel fully prepared to move forward with anything.
