I haven't had any tougher time selling B quality assets in C areas, but logically they seem like they would be the first to take a hit in a down economy.

That implies logic will be overruled by emotion.

We both grew up in the KC area and most of our family still reside there so it seems logical that we start our investing career there.The more I learn, the more I realize how important it is to find your niche before you jump into your first deal.

So do you think it's always good to have buyers on hand because I have been hearing it's better to get the sellers on hand first than get buyers but to me it seems like it would be logical to have buyers on hand because what if you have a deal & a seller but can't find a buyer & also risking a lawsuit because you told the seller you can find a buyer but can't deliver?

It seems like the logical thing to do would be to learn it right now like you said.
