Reading the post, I'm not sure if it is just imprecise language or mis-understanding of the rules, but just wanted to clarify that point.When working with a plan provider, they should be able to assist you with properly investing with your plan - including guidance on proper insurance. 

Right now I'm just reading and learning and trying to study up on the market. 

Any ideas of where to focus my studies first?

You have to get a study guide or go to state exam review courses to be able to pass the state exam the first time.

I don't know a lot on the market/economics side, but in my day job we've spent the last decade studying consumer sustainability behaviors across the U.S.

However, there is no language really on move out procedures and how the deposit should be handled. 

I studied real estate in college.
