Electrical work without a license is risky - your insurance may not cover a fire if its known that unlicensed work was performed; and YES, they do investigate that because its a way to reject your claim.

If you're really interested in knowing what your property is worth, and you believe, after comparing nearby properties with similar specific amenities (beyond just sq ft and proximity), then learn more about the person who sold it to you.If investigation show they had some crazy circumstance (massive ignorance, pressing need to sell immediately, spouse's death, pending foreclosure...) then maybe your property is worth a lot more than you paid for it.

The PR wasn't the only factor - I started getting people with rather spammy sites bidding for links, and got sick of wasting my time rejecting them.There's lots of reasons your PR can drop, but remember, PR is just one value judgement, if your site ranks well for your chosen keywords, gets traffic, and converts well, then you're set :)
