The biggest obstacle for me is that I am not exactly sure how to get market cap rates for a certain area as there is no data on sold apartment complexes that I can find, along with not having the funds and not knowing enough to bring a deal to someone who can provide the funds.

I would never stay in a hotel again except for a couple things.....1) There are no STRs in the area where I want to stay 2) The hotel may have a pool/spa when I'm traveling to a hot area 3) I want a luxury resort type of stay with swim up bars, massages, etc...I travel almost monthly and I find that STRs are still less expensive than hotels.....getting closer to even , but still less expensive...but you still get so much more....a kitchen for sure, close private parking, maybe a yard....as more people realize the inherent advantages of STRs, I think they will become even more popular.....

We have a duplex further North that cash flows well, but it is in a very small market so there are more inherent risks and few larger unit properties.

I find a lot of people just assume that since they inherently trust their friend/family member, a lot of the "what ifs" and worst-case scenarios are not hammered out in fine detail which can lead to confusion and personal interpretation after the deal is closed, which it should have been addressed pre-emptively before the money was lent out.
