You hire someone to shovel the snow or mow the grass or replace carpet, or fix loose boards, etc. 

(It fits with my understanding of personal injury law based on my practice/experience in the field.)I only mention the lien thing because I recently read an old post of some guy trying to get rid of a property, but it's unsellable and the city won't even foreclose on it (they have a lien for code violations (long grass or something)), and he's technically still on the hook for the lien - they tried to take away his driver's license.  

Maybe its time for the Feds to get involved?

Setup your property as a class in addition to it being a fixed asset in your chart of accounts.Now, whenever you write a check to purchase anything for this property, except mowing the grass or cleaning the place, then link that expense to the property located in the Class feature.So you will have for example:1628 North Highway as a Class and then 1628 North Highway as a Fixed Asset Account in your Chart of Accounts.When you write a check to Home Depot for $300.00 for a new water heater,  type in the account column of the check, (or select it from the drop down list) 1628 North Highway (WIP) and in the Class column of the check,  you will choose 1628 North Highway.  

As the owners we would provide trash removal, all repairs and maintenance to the homes since they are park owned, care for all of the landscaping, grass cutting, tree trimming, etc. 

I have a regular lawn and snow service but I constantly get emails from him that the grass is too long or the snow plow came too late at night, etc.  

Still considered low as Feds feel they need to tighten the interest. 

Guru’s for money know this fact that so many people who have some money want to know NOW how to do this Real Estate thing and it’s just not that simple, but yet hundreds each day sign up for this type of teaching with little or no due diligence because they want it simple and spoon-fed to them.

You can't run your business constantly being spoon fed information from a guru.
