I'm a brand new investor and I purchased my first property about a month ago,which is a suited house, and we are just finishing up the renovations and are in the process of getting it rented out.

I am going to build deals from the ground up, where the competition is vastly lower and returns significantly higher.The pro’s:I am getting a brand new building that I am certain of the construction technique/building codes.Maintenance will be as low as possible, besides in a NNN leased building.Besides the contracting company (whom I am happy to pay for their knowledge) I am getting the building at cost, instead of using a cap rate valuation.

The newest property is similar in appearance as the other one I have in the area, except this one is 3 BR, 3 BA, vs 2 BR and 2.5 BA.  

That is where I was able to step in and offer a solutions that other investors had not been able to: I had a brand new rental property just down the road that they could move into.What was the outcome?

I think the bear case for FDO is that at some point management of Dollar tree gets fed up of trying to fix the brand and just sells it off to private equity which could lower the creditworthiness more.

An early 2000s house is about 260k now in Leander area while you can get a brand new house in East parmer/ dasseau (Pflugerville) for 290kWhich one would appreciate more?

This will enable you to learn while you build relationships and get your name and brand out there.
