I would love some insight and assistance from the BiggerPockets members to verify that my numbers are accurate and that I am not making a mistake in the calculations.

The costs in TurboTenant are the background checks a new tenant would have during the screening process, which the prospective tenant pays for as well as a small charge to have Digital signatures on documents that I store online (it's $9 and also charged to the tenant).Beyond that, I use google docs (mostly sheets) for my underwriting/review process.The only item I pay for is Quicken, which has a yearly fee now.

I would ask the sellers for financial assistance for this repair, however, it appears that the sellers rejected the buyers that came before me because the previous buyers requested $6,000 for repairs.

Any assistance in context of approach and direction would be appreciated.

The other tenant did fill out the rental relief assistance form (that was about 6 months ago) but we haven’t seen any money come from the state. 

states that for all evictions, except “nuisance” evictions, the tenant can claim as a defense that they have applied for rental assistance.

Also, private lenders may assist as well.
