At 100k I would assume lower end appliances and laminate counter tops where at 225k I would assume stainless steel and some sort of stone.I think you are pretty safe with your numbers overall but might be losing out on some deals assuming light work is so costly.

well, sean, if the sellers are individuals, i would say they are trying to hide something or avoid further damage to what they already know is an issue. ask what that issue is. the seller could be a bank. it is very typical for a bank to state this. this in no way indicates a water issue, but you would have to assume that it does. in either case, treat it as if there is no plumbing in the house what so ever. after all, you can't really test it without going to a great deal of difficulty yourself, so, its a safe assumption that the is " no plumbing in the house".

Yeah, dumbass, well code changes every few years and is often pretty questionable itself - stuff done by committee. ust because something isn't to the latest code doesn't mean it isn't safe.

I been there and The area is generally safe and the downtown area has the makings for a cool hipster area as far as the aesthetics if more investors came in.

Of course I would not let them in if it was not safe to do so.
