Also, in a hot market, some owners don't want to be bothered gathering every detail on the property for "tire-kickers" so they may not be willing to provide some of the additional info until a contract is accepted.

All if you are a new investor(s) looking to buy investment real estate, not actually reading the original offering or watching the marketing video & then asking the Broker/Realtor questions that are already answered is not the way to do business if you want to be taken seriously!

I definitely agree with @Clayton Mobley I just gave the general outlook on it, but yes there's a lot of little details on every single item for CAPEX items.

Cardon podcast, but he had a story about a competitive offer.In his case he did a video of himself explaining who he is and why he wants to buy the property and what he plans to do for it.He also added that he was going to catch a red-eye coast to coast flight to mee with the seller the next day.This was a big property, so I wouldn't add the red-eye part ;>))Cheers,Buddy
