I may be able to say that I won't do a deal unless it has a 20% ROI, because the time obligations and risks make anything less not attractive to me.  

Most people that don't have much money and bad credit are attracted to wholesaling, but if you're not really into it then don't do it.  

(A little law of attraction in there. :))

I think classifieds and signs on the property itself are enough to attract tenants.

Ever since I have been listening and learning about all the amazing ways to begin a Real Estate Investing future I have began to notice things I would have never seen had I not began my path towards Real Estate investing, just driving the same route back from my work everyday I began to notice houses with for sale signs in the lawns, houses that have been renovated and houses next door that haven't, almost like the law of attraction if you will lol! 

Potential associates are attracted to professionals.

You are competing against people with deep pockets that don't need double digit returns for this to be attractive to them.    

So if I converted my garage to a living space, I would have to build another designated garage/carport.

If you're remodelling any way, you could maybe find a design that works.

I am in the process of designing the site on paper as to the type of content I'd like on there.
