This makes me "whole" o the turnover when a tenant breaks it early if rent is paid until the next tenant is in place.

This has nothing to do with rate, it has to do with the whole deal; rate, pre-pay, I/O,LTV, LTC, etc. 

@Kevin Christensen I have only been in the investment situation a year..how o got that turned around was to have my wife involved...let her go to house with you..put on the overalls and work right along side you...fixing it up...let her look with you at potential next buys...eventually if the ownership aspect clicks..she's a different person

They will almost invariably have I/O payments as the property will have no income until complete.

A few months after receiving U&O, almost 1 year from being "dried in" with brick and Hardie fascia, my one tenant reported water dripping into the house from the inside trim surrounding these slider doors.

Ask your broker, some only require you to pay E&O insurance, and some may take a percentage of the wholesale fee.
